How does club membership actually work when I buy in a club community?
It varies by community, and whether membership is mandatory or optional with the home purchase changes the real cost of ownership. I explain how initiation, dues, transfers, and waitlists actually work before you write an offer, not after.
Can I start the search before my orders put me here?
Yes. I set the order of steps around your report date, so the work that can happen from a distance happens early and the decisions that need you in person are the ones left for when you arrive.
How should BAH fit into a home budget?
As a starting point, not the whole answer. A budget that holds up counts the full monthly cost of the home, including taxes, insurance, and any association dues, not just the loan payment. How BAH Works explains what actually sets your rate; how it should factor into what you put toward a payment is a question for your lender, not this site.
How do you price a property at this level?
At higher price points, I don't treat closed comparables as sufficient on their own. I weigh pending activity, days on market, and trends specific to the community, and walk through that reasoning with you rather than hand you a number.
Can we do this quietly, before the property goes on the open market?
Sometimes, and it depends on what you want it to do. MLS rules let a seller instruct that a listing not be distributed through the service, which takes a signed notice and keeps it off the MLS feeds. What it cannot do is sit alongside public marketing. Once a property is marketed publicly, including on a website like this one, a yard sign, or an email blast, the listing has to be distributed through the MLS within one business day, where every other brokerage and their agents can see it. So quiet means genuinely quiet. If that is what you want, tell me early and I will walk you through the form and what you give up by using it.
